The project reactivates an abandoned bookbinding factory in Cologno Monzese, on Milan’s northeastern periphery, transforming it into an inclusive residential complex. Positioned within an area undergoing infrastructural change due to upcoming metro expansions, the intervention acts as a catalyst for broader urban regeneration.

The proposal integrates co-housing units for differently-abled young adults and elderly residents, promoting intergenerational interaction and social inclusion. Rather than erasing the site’s industrial identity, the design preserves key structural elements of the former factory, integrating them into a new residential framework.

Targeted architectural additions and landscaped courtyards introduce permeability, light, and communal open space. Through adaptive reuse and spatial reconfiguration, the project establishes a sustainable and community-oriented model for regenerating peripheral urban areas.
